Hiring a Portable Building: Cost, Timescale, and Key Things to Consider

Hiring a portable building is fast, affordable, and flexible. You can add space to your site without a long-term commitment or upfront cost. 

Firstly, hiring is cheaper than outright purchasing. This frees funds to be invested elsewhere. 

Secondly, hiring modular buildings in general is far faster to install. Often, if the building is fairly standard, there is stock on hand, and the building can be in place in a matter of days. 

Third, the flexibility is much greater than that of a traditional building. If you need more space or specialised units, the flexibility is there. 

These are just a few reasons why hiring a portable building works so well, but in the rest of this blog, we are going to be talking about the costs you should expect, the timescale you should be considering, and some key things that you might not have thought about before. 

When Would I Use a Portable Building?

Commonly, portable buildings are used and associated with offices or welfare facilities on construction sites, but they are widely used across many sectors. 

Modular classrooms and marketing suites for new build sites are another common use. The applications are flexible and widely applicable. 

 

How Much do Portable Buildings Cost?

Costs are going to vary depending on several factors, including location, layout, and timeframe. As a result, we don’t have set prices; we want to create a bespoke package that best fits your needs. 

But as a rough guide, we would recommend considering the following pricing structure when searching for portable building hire: 

  • Small Basic Cabin (a site office) – £50 – £100+ per week
  • Larger Office (open plan office) – £100 – £250+ per week 
  • Bespoke or premium – £300+ per week

These figures are general guidance; the final cost will be influenced by your individual requirements. In addition to the normal rental prices, there are a few other factors to consider: 

  • Large units with added extras like toilets, kitchens, and so on, will add to the monthly fees. 
  • We offer rentals from 18 to 120 months. Generally, the longer the rental period, the lower the monthly rental. To find out how we can help you with your rental, contact us
  • Delivery and installation costs might vary depending on the size and weight of the cabin, the distance from the depot, and any special equipment that might be required. 

Timescale

If buildings are a standard layout, then there will often be stock ready to order. Delivery and installation can be as quick as a day or two. 

If you are after a customised modular building, the process typically takes a little longer, depending on the scope. On average, delivery and installation would take a few weeks. 

Of course, we will advise you on whether preparations are necessary before delivery, to ensure you have the best experience possible.

Does Your Portable Building Need Planning Permission?

You need to apply for planning permission if your building is going to be present for more than 28 days or is bigger than 100m2, although we advise checking with your local authority for any additional criteria. The process can take 12 weeks on average, so it will need to be applied for ahead of time.

Key Things to Consider

Site Access 

A lorry with a crane will be delivering your portable cabin. Any obstructions, like overhead wires, may cause difficulties or delays. 

But we will send a team member to assess the location, position, and spacing of your cabin before your delivery. 

Ground Work

Portable cabins are typically placed on concrete pads or temporary foundations, a solid flat surface. If the ground is not suitable for your cabin upon delivery, it may lead to delays. 

 

End of Hire

We will remove your portable cabin at the end of the hire period, but of course, we will give you the option to extend your hire period or purchase the building outright. 

Connecting Utilities

If you need water or electricity connected to your cabin, we are happy to assist contractors in the installation. We would not perform the installation ourselves.
