Accommodation type: Offices
Programme length: 16 weeks

Requirement
Osbit is a leading provider of tailored solutions for offshore renewable energy. As part of its rapid expansion, Osbit relocated to a larger factory at the Port of Blyth to increase production capacity. However, while the new facility offered more workshop space, it lacked the office area required to support a growing team.
The previous office setup had too few desks, no client-facing areas and limited welfare facilities. Osbit needed a high-quality office that reflected the same level of professionalism and innovation as their engineering solutions. The new building also needed to create a professional environment for hosting clients onsite, complete with appropriate meeting rooms and facilities.
Direct integration with the factory was crucial to ensure smooth operational flow. The layout required breakout areas and changing rooms for factory staff, with one full side of the new building visible from inside the workshop allowing engineers to view progress on the shop floor. To meet tight timescales and minimise onsite disruption, Osbit chose a modular construction solution for its speed, adaptability and cost-effectiveness.

Solution
Portable Building Sales was selected to design, supply and install a two-storey, 14-bay modular office building. The new facility was designed to accommodate both factory and office staff, providing essential spaces such as a canteen, reception area, client and engineer offices, meeting rooms, changing rooms and toilet and shower facilities.
To ensure the building blends seamlessly with its surroundings, the exterior was finished with plastic-coated steel, painted to match the factory’s aesthetic. A standout feature is the Trespa-clad entrance, which displays Osbit’s branding, including their name and logo.
Osbit saw the potential to further expand the office space in future, thanks to the inherent flexibility of modular construction.
The quality of the finished building has transformed the working environment; Osbit now has the capability to place permanent design teams at this satellite office increasing the overall business capacity and increasing the possibility of drawing more local employees.

We wanted a building that reflected the same high standards as the equipment we deliver and that’s exactly what we got. The flexibility, quality and functionality of the modular office have exceeded our expectations, and it’s been really well received by the team. One of the biggest advantages is knowing we can expand the building in the future as the business continues to grow. From a working environment perspective, it’s just as good as our main office and has provided a fully operational satellite office and increased our business capacity.
