Cheaper, quicker and more environmentally friendly – there are a lot of benefits to choosing modular buildings – but why are they so good?
In this post, we take a look at how modular buildings are made, from initial design and manufacture, right through to assembly and the retrofitting of additional modules.
Every modular building starts at the design stage. Most manufacturers offer a selection of popular stock designs for customers to choose from, which can then be customised to meet the individual needs of the client.
However, the nature of modular buildings means that they are naturally customisable, and many customers choose to create a bespoke design that’s specifically designed to meet their organisation’s requirements.
Once the design has been finalised, it moves on to the manufacturing process. Unlike traditional structures, modular buildings are manufactured inside, in a factory, before being assembled on site.
Each individual module that makes up a modular building is created as a separate, self-contained, steel-framed unit, with all the interior fixtures, fittings and wiring completed before it goes to site. The individual components of each module are created on a production line, and in a strictly controlled environment, before being put together in the factory.
By building inside and in-house, the manufacturing process isn’t affected by the weather or variations in the quality of the local workforce, meaning that the process is quick, efficient and repeatable.
This efficient manufacturing process is much more environmentally friendly than traditional building, and also helps to keep costs down, so that customer can benefit from significant savings when compared to traditional structures.
The only real restriction in the creation of modular buildings is the size of each individual module, which is limited so that it can be easily transported from the factory to the site.
Once all of the different modules of a modular building have been fabricated, they are then transported to the building site for assembly by crane.
Typically, this process can be completed quickly, as all of the pieces are designed to fit together easily, either side to side, end to end, or on top of each other – a bit like a 3D jigsaw!
Once the assembly process is complete, the building is then ready to be connected to the electricity and water supply – and once that’s done, the building is completed.
If circumstances change, and the building owner wants to expand or change the configuration of their modular building, this can be done easily.
Individual modules can be replaced, added to, reconfigured and connected together to create adaptable structures of virtually unlimited size.
Whilst individual timescales depend on the size and specification of the building, the whole process typically takes between one and three months from initial design to final assembly and completion.
